It's amazing how many people tend to overlook the investment potential of real estate. In some quarters, when the S&P 500 was down as much as 15% and the U.S. economy faced serious slowdowns, the housing market actually increased. The same has been the case for the UK and Europe.
Investing in real estate doesn't mean that you need to go out and purchase a house or building. Instead, the answer is real estate investment trusts (REIT) or real estate funds.
They invest directly in real estate through properties or mortgages. They typically offer investors high yields as well as a highly liquid method of investing in real estate.
Just because the residential real estate market in Europe and the UK is slowing it down does not mean that you as an investor should get less return for your money. There are alternative solutions to investing in private property. Commercial property is seeing large increases in value and you can take part in the growth of that market.
We offer real estate funds that make the commercial real estate investment affordable to the average person. Why bother with mortgage, expansive bank loans, house maintenance, surprise bills and real estate brokers when you don't have to and still benefit form the real estate market growth.
They generally operate in three different ways depending on the aim of the investment:
There is a wide variety of REITs or funds, but here are three major types:
Equity REITs or funds - These invest in and own properties. Their revenues come principally from their properties' rents and profit from sale.
Mortgage REITs or funds - These deals in investment and ownership of property mortgages. They loan money for mortgages to owners of real estate, or invest in (purchase) existing mortgages or mortgage-backed securities.
Their revenues are generated by the interest on the mortgage loans.
Hybrid REITs or funds – They combine the investment strategies of equity REITs or fund and mortgage REITs or fund.
The advantage of the REIT or fund is that you can participate and profit form the real estate market without having to get a mortgage and make a big down payment.
Some REIT's or funds do require a minimum lump sum to start the investment but you also have the choice to invest as little as $150 per month through an investment institution.
